Quiet and clean location.
Arrived after the main office closed and was told just to stop by in the morning, very friendly staff. Allowed us to stay a little late to finish drying our laundry.

Nice place to keep your campervan if you want to spend the night close to Hobbiton.
We did the evening banquet tour and they were more than happy to drive us there and pick us up.
